The reporter learned from Pudong that Jinqiao Sub-center, one of Shanghai’s urban sub-centers currently under construction, will usher in another “TOD”, Xinjia Center Prisma. The total project area is 430,000 square meters, of which the commercial area reaches 360,000 square meters. The project is currently under construction and is expected to open by the end of 2025.
In the past, Pudong's business was highly concentrated in the two major areas of Lujiazui and Qiantan. With the implementation of Shanghai's "14th Five-Year Plan", Pudong's "new space" represented by Jinqiao has begun to enter the fast lane of development. In the future, the Jinqiao area, positioned as the sub-center of Shanghai, is expected to become the next example of industry-city integration, job-housing integration, and ecological livability comparable to Zhangjiang.
The Xinjia Center Prisma, which is under construction, is located within the Jinqiao City Sub-center. Upon completion, it will become the largest "commercial giant" in Pudong. Relevant personnel from project asset management Fanghuazhimen Capital revealed that the reason why the project was located in Jinqiao, Pudong was also because the existing industrial population and residential population in Jinqiao area can support more new commercial space. On the one hand, more and more commercial entities are taking root in Jinqiao. Judging from the amount of new commercial reserves, the Jinqiao area has become a key incremental business district in Pudong and even the city. On the other hand, Jinqiao is adjacent to representative high-quality and livable international communities such as Lianyang, Biyun, and Huamu. The radiation area of the Xinjia Center Prisma project also gathers football fields, golf courses, equestrian clubs, water sports, etc. Supporting facilities provide businesses with more scalable scenarios and interactive possibilities, which is conducive to the diversified development of commercial entities.
In the process of building Prisma of Xinjia Center, Huazhimen Capital also proposed the concept of "super TOD" for the first time, which is to use the three-dimensional transportation system as the development guide to create a sustainable social space and ecological system. In terms of transportation, Xinjia Center Prisma is connected to Jufeng Road Station of Metro Lines 6 and 12. Among them, Metro Line 6 connects the Waigaoqiao Free Trade Zone, Jinqiao Export Processing Zone, Lujiazui Financial and Trade Zone, and Sanlin Residential Area, realizing a seamless connection between the project and Shanghai's core industrial areas and residential areas. Metro Line 12 is the main line that runs through the "southwest-northeast" axis of the central city. It is known as the "King of Interchanges" in Shanghai's rail transit network, ensuring that the project's radiation coverage runs through the entire city.
The reporter learned that the commercial section of Prisma in Xinjia Center plans to launch more than 500 stores to ensure full coverage of every segmented business format and consumer demand, and to achieve seamless services to consumers across all customer segments. The project also covers 47,000 square meters of high-quality residential buildings and a super-Grade A office building of approximately 25,000 square meters that can accommodate nearly a hundred high-quality tenants.
