Residents are expected to move back to their new homes in 2027, and the demolition and reconstruction project of this community adjacent to Wujiaochang Wanda has begun.
On May 16, the old housing renewal project in Lane 500 and Lane 524 of Handan Road, adjacent to the Wujiaochang business district in Yangpu District, started. The project only takes 6 months from the relocation to the start of the project. It will build a high-quality residential demonstration community with beautiful environment, complete supporting facilities and comfortable living, creating a model project of "two old buildings and one village". Residents are expected to move back to new homes in 2027.
Weibaixin Group introduced that the project demolished a total of 8 original residential buildings totaling 17,034 square meters. After re-planning, two 8-story residential buildings, 1 9-story residential building, 1 23-story high-rise residential building, and 1 28-story high-rise building were built. Residential building, new underground parking lot, smart express room, 3-story community housing, etc. will also be built. The five newly built residential buildings provide a total of 688 units, which will be used to house the original residents in the local area. The greening rate of the new community reaches 20%, the green area reaches 1,600 square meters, and there are 120 parking spaces for motor vehicles, all of which are much higher than the standards of the original community. In order to improve the living experience, the new residences maintain the original north-south strip layout, and the bedrooms are designed to face south.
In order to enable Dongdan residents to move into their new homes as soon as possible, Yangpu is promoting project construction in accordance with the goal of "demolition immediately after evacuation and construction after demolition". According to the relevant person in charge of the Yangpu District Complete Plant Office, while doing mass work in Wujiaochang Street, the District Complete Plant Office has made various preparations for construction application work such as project construction documents, design plan department consultation, etc., and at the same time, together with the Yangpu District Planning and Assets Bureau Explore the mechanism for synchronous public announcement of control planning optimization, design plans, and implementation plans. All departments intervene in advance to strengthen services and guidance. The approval process is closely linked, greatly shortening the approval cycle.
Since the project plot is small, the design is difficult due to the height limit of the house, the setback distance, and the sunshine requirements of the surrounding communities and Wujiaochang Primary School. Yangpu has jointly transformed the campus and the school through community-campus linkage. On the one hand, all 670 households in Dongdan Community have been resettled in place; on the other hand, Wujiaochang Primary School has also achieved standard construction and built a new standardized 5-a-side football field to better utilize the characteristics of football education.
At present, Yangpu District is focusing on small-beam thin-board houses, promoting the design of the plan with the idea of "grasping both balance and livability", and striving to complete No. A, B, C and D, No. 130, Fengcheng Third Village, and No. 1-9, 12-, Lane 1039, Huangxing Road within the year. No. 27 Two trabecular thin plate projects. In addition, the Fengnan project will officially start construction in the second quarter, and the No. 501-515 Kongjiang Road project is scheduled to officially start construction in the fourth quarter. The relevant person in charge of the Yangpu District Complete Plant Office stated that the goal is to complete the district's trabecular thin plate project transformation three years ahead of the city's required time.
