Why are there many problems in the newly delivered community? Frequent elevator malfunctions and anti sewage incidents in residents' homes... Pudong New Area | Elevator | Community
Recently, several citizens have left comments on the Jiefang Daily Shangguan News interactive platform, stating that new houses purchased in Pudong New Area have serious problems within a month of delivery, with serious backflow and seepage in their homes and public areas, and even frequent safety hazards such as elevator crashes and inexplicable power outages.
Frequent elevator malfunctions in new residential areas
The new developments reported by citizens are the residential areas of Lane 655 and Lane 555 on Kangze Road in Pudong New Area, divided into high-rise areas and stacked villa areas. The pre viewing room was organized on June 18th this year and was officially delivered by the end of that month.
On July 24th, the reporter arrived at the community. According to senior residents, elevators have experienced malfunctions of all sizes almost every day in less than a month. For example, in Building 11 of the residential area, people have been trapped in the elevator three times, and the shaking during taking the elevator is even more difficult to count. They have also suddenly hit the ceiling. "There are two elevators in the building where I live, and one of them is always broken!" Some residents in the villa area have also reported that the elevators have been experiencing problems, such as the elevator in the underground parking lot being black and pressing the up button not responding.
The elevator in the villa area has stopped running.
The reporter entered an elevator that was not malfunctioning and stopped, and found that there was no record of daily safety checks, nor was there an emergency phone number written. Press the emergency call button in the elevator, but there is neither light nor intercom.

The reporter did not encounter any elevator crashing or falling at the scene, but some owners shared a chat content through WeChat. In the video, someone said that while taking the elevator upstairs, the elevator suddenly fell from the 12th floor to the 9th floor. Another homeowner also reported encountering a similar situation the day before. While taking the elevator to the 14th floor, the elevator suddenly fell while ascending, but fortunately it stopped on the 9th floor.
After investigation, the property management company stated that frequent falls were caused by foreign objects falling into the elevator during decoration, resulting in the malfunction. The property management stated that they will perform a full maintenance before the end of the month and arrange regular maintenance every 15 days. At the same time, two maintenance personnel will be stationed in the community to ensure the normal operation of the elevator, handle emergencies, and ensure that they arrive at the scene within 30 minutes in case of emergencies.
The owners also stated that the signal inside the elevator is poor, and 5G phones only display 2 4G signals and cannot use mobile traffic. The owners hope that the signal can be covered inside the elevator, at least in case of emergency situations where the emergency button fails, there is also a way to send a signal for help. The property management has provided feedback that there will be improvements before mid August.
Or caused by multiple seepage and water accumulation
After the owner repeatedly reported the issue to the developer, their property management, and construction units, several units stated that they would repair the elevator. The elevator is still damaged irregularly every day, and the problem has not been resolved. For the cause of elevator damage, the owner has been explained that the excessive loss of the elevator was caused by the decoration workers carrying overweight goods. Shortly thereafter, after multiple inquiries from the property owners, the property management explained that the root cause was water accumulation in the elevator pit, which led to a short circuit and burning of the power line.
On the basement level of the high-rise area of the community, the reporter saw that the floor tiles next to an elevator were in an open state, and there was about 5 centimeters of accumulated water in the pit. A maintenance technician on site is repairing the interior of the left wall of the elevator. Approaching the inquiry, the master replied that he was only responsible for maintenance and was not clear about anything else, stating that the one being repaired was a "minor issue". There are some traces visible on the left wall of the elevator, and it is unknown whether they are left after the water has dissipated. The owner brought the reporter to the elevator lobby corridor on the first floor, stating that there were no drainage facilities here. In addition, there were fences instead of windows on both sides of the elevator lobby. Once it rained, rainwater would also seep into the corridor.

A homeowner has previously inquired with elevator maintenance personnel. At that time, the elevator shaft was in a state of shutdown, with a layer of accumulated water at the bottom. The maintenance technician used a water broom to clean the accumulated water while answering the owner, saying that the accumulated water may have seeped down from the wall. Although the elevator shaft was waterproof, it was not 100% waterproof. The rainy season in Huangmei was heavy, and rainwater may have seeped down from various places. The master also said that when the accumulated water exceeds a certain height, the elevator's wiring will be corroded, leading to malfunctions.
The reporter found that the problem of water seepage does not only exist in elevator shafts. In underground parking lots, water seepage marks can be seen on the ceiling, walls, and floor. Even some residents have experienced incidents of dirt and water reflux in their homes. A homeowner told reporters that water came out of the drainage outlet of the bathroom shower, causing the floor tiles, doors, and wallpapers of the three bedrooms in the room to be soaked in water several centimeters high, and had to be completely removed and tampered with. The building materials purchased by the homeowner in advance were also soaked in water.
In the home of a second floor resident, the drainage outlet of the bathroom and shower room had severe backflow, and even sandbags were needed to block the water.
In response to the backflow situation, the customer service department of the property management replied that two drainage pipes were blocked. After investigation, it was found that toilet waste was poured into the toilet, causing a large amount of garbage to accumulate at the bend of the sewage pipe on the first floor, causing the sewage to be unable to be discharged and accumulated to the second floor, causing it to backflow out from the bathroom drain. The property management stated that the dredging work of the drainage pipeline began on July 23rd and will be completed before August 10th.
Owners hope that the numerous problems encountered in the community can be resolved as soon as possible, so that people can live with peace of mind and no longer worry about safety hazards.
