The signing rate is 100%! Complete renovation of demolished land in this community in Shanghai comes into effect
On the evening of June 6, the Phase III complete renovation project of Guangling Village 1 in Hongkou District achieved a 100% signing rate for the second round of consultation in just four days.
Guangling No. 1 Village is an old public housing building built in the 1960s and 1970s. It is located at the junction of Shuidian and Guangling 4th Road. It has a total of 126 residents. Some houses have small internal spaces, complex personnel structures, and no independent kitchen and bathroom facilities. The appearance and performance of the building were seriously damaged, and there were major safety hazards. For this reason, 65-year-old Aunt Wang Xiaofang, who has lived here for 25 years, has a deep understanding: "Our four households share the kitchen and bathroom, and there are many conflicts. In order not to go to the toilet at night, I dare not drink water or eat watermelon every night. . In order to miss the rush hour with office workers, I have to take a shower like a cat after 4 o’clock in the morning. It’s really painful!”
Due to limited resource conditions and the destruction of some structural components, the house faces many characteristic renovation difficulties. To this end, Guangzhong Road Street, Hongkou District Housing Authority, Hongfang Group and other departments have gone through several rounds of research and polishing of design plans, and finally selected the demolition, reconstruction and renovation plan to implement the third phase of the complete renovation project of Guangling No. 1 Village.
The plan is to demolish three uncompleted houses in Guangling No. 1 Village and build a 16-story residential building. On the premise of ensuring that the living area of residents is not reduced, each household can use its own kitchen and bathroom space to improve living comfort and practicality. At the same time, it is planned to build a non-motorized garage on the underground floor to improve the supporting facilities of the residential area as much as possible and comprehensively improve the overall quality of the residential area.
Guo Nan, deputy director of Guangzhong Road Street, said that the street took the initiative to set up a special task force for urban renewal. With the support of the Hongkou District Housing Authority and Hongfang Group, it fully listened to public opinion and determined the renovation plan. At the same time, there are many types of individual houses, small areas, and complex structures. During the renovation, the room type design is an important factor in deciding whether residents sign the contract. "When designing house types, we must take into account issues such as the relative balance of residents' use functions and benefits. The house type design must first convince ourselves before we can convince the residents."
The reporter learned that the area of 126-certified houses here ranges from 9.8 square meters to 32 square meters, and there are about 23 different room types. After fully listening to the opinions of residents in terms of room type setting and room selection rules, 11 groups of 17 room types were finally determined. On average, each household has an increase of about 10 square meters, and has an independent kitchen, bathroom, and balcony. The mass working group held 17 roundtable meetings to explain in detail the renovation plan, room type matching, transition subsidies, etc.
Julie, secretary of Guangling New Village Residential Area, said frankly that when she saw the renderings of the house for the first time, she felt a little uncomfortable. "Starting from the 8th floor of this new house, the walls at the east and west ends are sloped, and a corner needs to be 'cut off' on each side. It turns out that the renovation project is surrounded by residential areas. If it is not designed this way, it will block the sunlight in other communities. "
This means that the eight households on the east side from the 8th floor to the 16th floor have to face such irregular housing types. Sure enough, several residents were unhappy.
Julie thought that among the jointly built units in the residential area, there was a company whose main business was interior decoration. Could it be possible for an interior designer to try to renovate it? After the designer's ingenious transformation, the original diagonal part of the house was turned into a decorative wall, and the oblique space behind the wall was designed as a storage room.
After seeing the interior design drawing, Aunt Xu, the team leader of the building corresponding to this room type, finally approved it. She also promoted the plan to other residents involved.
Aunt Wang Xiaofang told reporters that her home originally only had 16.2 square meters, but after renovation it increased to 27 square meters, which solved the kitchen and bathroom problems. She also volunteered to persuade other hesitant residents. "Because the number of house types has decreased, residents who originally had apartments with an area of 9.8 square meters and 10.9 square meters now have the same house type, and residents with slightly larger areas feel that they are at a disadvantage. I told them that the government has racked its brains. It helped us increase the area, which is not easy! The key is to compare with ourselves. We also have a separate bathroom in the same place, which is much better than the original living conditions! ”
In addition, when faced with complex problems such as conflicts and disputes within residents' families, Guangzhong Road Street immediately coordinates a legal mediation team composed of judicial and law firm staff to promptly study and propose countermeasures to provide residents with point-to-point, face-to-face professional services Explained, eliminated the doubts in the residents' minds, and solved the "problems" for the residents, and finally achieved 100% contract signing.
It is understood that the new homes are expected to be delivered within 40 months.
